Our Committees Building and Amenities Committee In brief, it will keep tabs on building operations, security, and common areas, formulate improvements thereto, etc. We have a good number of members, but more are always welcome. Email: 312w5thbldg@gmail.com Retail Services Committee In brief, it will envision an ideal "retail mix" for the commercial spaces on the ground floor and make recommendations to the landlord on how to effectuate that mix. (Note: we will not actually be negotiating with, or making representations to, prospective tenants on the landlord's behalf.) More members, particularly those with an ear to the commercial real estate ground, are welcome. Email: 312w5thretail@gmail.com Social Committe Welcomes new residents to the building. Also plans building events and outings. More members are needed. C'mon, folks -- this is your chance to corral people into attending to a karaoke party in your unit! Email: 312w5thsoc@gmail.com Facade Easement Committee These brave souls will embark on the arduous process of gaining the agreement of ALL SB Grand unit owners to maintaining the historic facade of the building so that an easement thereon can be granted to a historic preservation society. (There are other uses for the easement, but that's a decision to be made down the road.) If the Committee is successful, it could mean a big tax break, or cash, for the homeowners. Email: 312w5thfacade@gmail.com Rules and Regulations Committee Charged with enforcing the rules for the building. Residents can submit official complaints regarding noise, abuse of common area, etc. to this committee and the folks will decide on the appropriate action. In most cases this will result in an official warning, but in some cases the RRC has the authority to impose fines. NOTE: This committee ONLY deals with violations of Rules and Regs (e.g. noise), NOT management issues (e.g. leaky pipes). Email: 312w5thregs@gmail.com Architectural Committee Chartered by our CC and R's, this committee decides on architectural and design imporvements to the common area. Their decisions are then aproved by the HOA Board and if necessary, voted on by the membership to approve funds. Recently radically improved the rooftop and hallways for $100/unit!
